What can you build in Costa Rica for $300K, $500K or $1M?

A budget buys floor area at a finish level. Here is what $300,000 to $1 million builds at our 2026 rates, before land.

In Costa Rica a budget buys floor area at a finish level. At our 2026 rates, before land, a $500,000 project budget covers roughly 230 to 290 m² (about 2,470 to 3,110 sq ft) at a luxury finish, and $1,000,000 covers roughly 460 to 580 m² (about 4,940 to 6,210 sq ft). Those figures include design and a contingency, but not land, studies, permits, utility connections or site work. Decentra's minimum construction budget is $350,000 USD, before land, for new builds.

This guide shows how we turn a budget into square meters, what $300,000, $500,000, $750,000 and $1 million build, a worked example with a pool, and the costs that sit outside these numbers.

How we turn a budget into square meters

Every new home budget has three parts:

  • Construction, priced per m² by finish level.
  • Design and plans, about 5.5% to 6% of construction value under the CFIA fee schedule.
  • Contingency, 10% to 15% of construction value for changes and surprises.

So the construction share of a budget is the budget divided by about 1.155 to 1.21. A $500,000 budget leaves about $413,000 to $433,000 for construction. Divide that by the rate for the finish you want and you have the size.

Finish level Our 2026 rate per m², before land
Basic about $700
Mid-range about $1,000
Upper mid-range $1,000 to $1,200
Luxury $1,500 to $1,800
Ultra luxury $1,800 and up

What each budget builds, at a glance

Project budget, before land Construction share Mid-range Upper mid-range Luxury
$300,000 $248,000 to $260,000 about 250 to 260 m² about 210 to 260 m² about 140 to 170 m²
$500,000 $413,000 to $433,000 about 410 to 430 m² about 340 to 430 m² about 230 to 290 m²
$750,000 $620,000 to $649,000 about 620 to 650 m² about 520 to 650 m² about 340 to 430 m²
$1,000,000 $826,000 to $866,000 about 830 to 870 m² about 690 to 870 m² about 460 to 580 m²

Treat these as upper limits. Studies, permits, connections and site work come out of the same money, so the house you can actually build is a little smaller. One m² is about 10.76 sq ft.

Is $300,000 enough to build a house in Costa Rica?

On paper, $300,000 covers about 250 m² at a mid-range finish or 140 to 170 m² at a luxury finish. In practice the margin is thin. A steep lot, a long access road, a new well or a power line extension can take a large share of it, and none of those are in the per m² rate.

It is also below our minimum. Decentra's minimum construction budget is $350,000 USD, before land, for new builds. If you are planning at $300,000, our construction consulting ($200 per hour, with a CFIA-licensed engineer and architect with 15 years of experience) can review a builder's quote and budget line by line before you sign.

At $200,000 the construction share is about $165,000 to $173,000: around 170 m² at a mid-range finish on paper, with even less room for the extras above.

What does $500,000 build?

About 230 to 290 m² at a luxury finish, or 340 to 430 m² at upper mid-range. That is enough for a three or four bedroom luxury home. A 200 m² luxury home with a 30 m² pool comes to about $467,800 to $490,000 before land, as worked through in our 200 m² house cost guide.

What does $750,000 build?

About 340 to 430 m² at a luxury finish. At this level most clients add a pool, larger covered terraces and more glass, so plan the extras into the budget from the start rather than cutting floor area later.

How much house does $1 million build in Costa Rica?

About 460 to 580 m² at a luxury finish without a pool. Worked example with a pool:

  • Budget: $1,000,000, before land
  • Construction share: $826,000 to $866,000
  • Pool, 8 m by 5 m (40 m²) at about $2,500 per m² all in: $100,000
  • Left for the house: $726,000 to $766,000
  • House size at $1,500 to $1,800 per m²: about 400 to 510 m² (about 4,340 to 5,500 sq ft)

Our pool rate covers excavation and grade work, the shell, the finish and the filtration system. LED lighting and custom features add to that depending on the design. See how much it costs to build a pool in Costa Rica.

Size or finish: where to spend

For the same budget, the finish level changes the size more than anything else. At $500,000, upper mid-range gives you about 340 to 430 m², while luxury gives you about 230 to 290 m². We usually recommend fewer, better square meters, with the money going into the structure, the windows and the rooms they use every day. Decide this early, because it drives the design.

Ask any builder how they count terraces, garages and decks in their per m² price, so you compare quotes on the same basis. Our guide to choosing a home builder lists the other questions to ask.

How Decentra helps you set a budget

We start with the lot and the budget together. Before you buy, we check what the lot allows and what the site work will cost, then size the house to the budget at the finish you want, with design, permits and construction handled by one team. Our minimum construction budget is $350,000 USD, before land, for new builds. Tell us your budget and lot on WhatsApp and we will tell you what it builds.
