Custom home builder in Playa Grande
In Playa Grande, where a lot sits against the Las Baulas park boundary decides whether you can build at all.

Building a custom home in Playa Grande today
Playa Grande is a long, low beach and dune strip between the Tamarindo estuary and Playa Ventanas, backed by mangroves and low hills. It is one of the Pacific's most important leatherback turtle nesting beaches, and much of the beachfront land is inside or next to Las Baulas National Marine Park.
That protection keeps the area quiet and low-density, across the estuary from Tamarindo's services. It also means park, buffer and environmental rules shape every project, so we check them before you commit to a lot.
- Municipality
- Municipalidad de Santa Cruz, Cabo Velas district
- Protected area
- Las Baulas National Marine Park, created by law in 1995 (SINAC/MINAE)
- Nearest airport
- Liberia (LIR)
- Typical lots
- Inland and hillside lots behind the park; older subdivided lots near the beach
- Water
- Cabo Velas ASADAs listed in 2024 as lacking capacity for new permits
- Zoning plan
- No Santa Cruz plan regulador in force yet
Getting to Playa Grande
Across the estuary from Tamarindo (a short boat crossing, or a longer drive via Matapalo/Huacas). Drive time from LIR was not verified, but it is comparable to Tamarindo and Flamingo, roughly 1 hour.
We build here from our showroom in Altos de Flamingo, with our crews on site for the length of your project. You can visit any time by appointment.
Land and the Las Baulas park boundary
The land
Las Baulas National Marine Park was created in June 1995 to protect nesting leatherbacks at Playa Grande, Ventanas and Langosta. It covers about 7.7 km² of land and 171 km² of sea, and the law added a 75 m strip beyond the maritime zone (ZMT).
Whether that strip is measured inland or offshore has been disputed for decades, leading to expropriation attempts and an international arbitration claim by a landowner in 2009. In May 2009, Santa Cruz shut down construction sites in Playa Grande, Langosta and Tamarindo under a December 2008 Sala IV ruling covering the disputed boundaries and a 500 m buffer.
Inland and hillside lots behind the park are where most homes are planned. Older subdivided lots near the beach can be buildable or not depending on where the boundary falls, so we have the lot checked against the official SINAC boundary and confirm the municipality will issue a permit before you buy.
Water in Playa Grande
The Cabo Velas district was on the 2024 list of areas where ASADAs lacked capacity for new water permits. Playa Grande is also among the communities planned to receive water from the Nimboyores aquifer, but that supply should not be counted on until it is built. Some lots near the park are marketed as ready to build with a water meter installed, and we still verify the water letter and the park boundary ourselves.
Through our land and construction consulting, we confirm which supplier serves the lot and get the water letter in writing before you buy. We then design for on-site storage and rain capture, which matters more with the 2026 to 2027 El Niño forecast of up to 50% less North Pacific rain.
Permit checklist for Playa Grande
Not sure a lot will get a permit and a water letter? Our land consulting checks it before you buy, and the consulting fee (not surveys or soil studies) is credited to your build if you go ahead with us.
- Building permit from the Municipalidad de Santa Cruz
- Lot location certified against the official Las Baulas park boundary, the 75 m strip and the 500 m buffer
- SETENA environmental review, which can take many months near the park
- Water availability letter in writing before purchase
- Exterior lighting designed low and shielded so it is not visible from the nesting beach
- ZMT status for any lot near the beach
Why build in Playa Grande
A protected coastline
The national park keeps Playa Grande low-density and natural, with mangroves and dunes instead of a built-up beachfront.
Leatherback nesting beach
Leatherbacks nest here from October 20 to February 15, when the beach closes at 5 p.m. and only guides may use red-filtered lights.
Quiet, next to Tamarindo
It is a well-known surf beach across the estuary from Tamarindo's restaurants and services, but far quieter.
Tamarindo is just across the estuary, and our land and construction consulting covers the park boundary and water checks a Playa Grande lot needs. Custom homes in Tamarindo Land and construction consulting

“We have had a great experience with Decentra. Their follow up skills are impeccable and they are a one stop shop for all phases of your build.”
“I engaged with Sean and the owner Sergio to obtain building costs for a residential project in the mountains of the Central Valley. I found them to be very welcoming, informative and accommodating.”
Questions about building in Playa Grande
Can I build on a lot in Playa Grande?
Often, but some lots fall inside Las Baulas National Marine Park or its disputed 75 m strip and buffer, where a 2008 court ruling stopped construction. Before buying, we have the lot certified against the official SINAC park boundary and confirm the municipality will issue a permit.
What extra rules apply because of the turtles?
Expect SETENA environmental review and design limits on lighting: exterior lights should be low, shielded and not visible from the beach. The leatherback nesting season runs October 20 to February 15.
How much does it cost to build a custom home in Playa Grande?
It depends on the lot, the slope, the construction system and the finishes. Our projects start at $350,000, and we price each home once we have seen the site and the design.
How long does a build take?
Our homes typically take 5 to 8 months on site. The park boundary check, environmental review, design and permits come first, so we start that work early through our consulting.
