Building a custom home in Ojochal today

Ojochal lies on the Costanera just south of Marino Ballena National Park, in the foothills of the Fila Costeña. Lots here are jungle hillsides with ocean or valley views, some with creeks or waterfalls, reached by steep side roads that are sometimes unpaved.

It has also become Osa's busiest area for building permits, at a time when hillside permits in the canton are under scrutiny. We prepare a complete slope and environmental file so the permit stands up.

Getting to Ojochal

About 5 hours by car from San José on the coastal road (Costa Rica Vibes), and 6 to 7 hours from Liberia. SANSA flies to Palmar Sur, about 25 minutes away.

We build here from our showroom in Altos de Flamingo, with our crews on site for the length of your project. You can visit any time by appointment.

Jungle hillside lots

  • The land

Most lots are on jungle hillsides, and many are reached by steep access roads where a 4x4 helps. Driveway grade and drainage affect construction logistics and cost, so we look at the access road on the first site visit.

Ojochal processed 643 construction permits between 2016 and 2024, 482 of them in 2020 to 2024. Osa has no cantonal plan regulador, and in 2025 a community group asked the Contraloría to investigate hillside and forest permits in the Fila Costeña and sought a moratorium, so expect closer review of slope and forest studies.

The Paso de la Danta biological corridor covers the Fila Costeña, Marino Ballena National Park lies just north, and the beachfront is maritime zone (ZMT). We check how each applies to the lot before you buy.

  • Water in Ojochal

Springs in the Fila Costeña supply Ojochal, as they do Uvita and Dominical. Lots are served by an ASADA or by AyA, depending on location, and the permit needs a water availability letter.

Through our land and construction consulting, we confirm which ASADA or AyA system serves the lot and get a current letter before you buy. We also design for storage and rain capture to cover the December to April dry season.

Permit checklist for Ojochal

Not sure a lot will get a permit and a water letter? Our land consulting checks it before you buy, and the consulting fee (not surveys or soil studies) is credited to your build if you go ahead with us.

  • Building permit from the Municipalidad de Osa
  • Geotechnical study and slope engineering for hillside lots
  • Environmental file covering forest and the Paso de la Danta corridor
  • Water availability letter from the supplier serving the lot
  • Access-road grade and drainage for construction traffic
  • ZMT status for any lot near the beach

Questions about building in Ojochal

Why is permitting in Ojochal getting more scrutiny?

Ojochal had 643 permits from 2016 to 2024, and Osa has no cantonal plan regulador. In 2025 a community group asked the Contraloría to investigate hillside permits and sought a moratorium. A full geotechnical and environmental file helps a permit stand up.

Do I need a 4x4 to reach a home site in Ojochal?

Many lots are up steep, sometimes unpaved roads, so a 4x4 helps. Driveway grade and drainage also affect construction logistics and cost, so we review access before you buy.

How much does it cost to build a custom home in Ojochal?

It depends on the lot, the slope, the construction system and the finishes. Our projects start at $350,000, and we price each home once we have seen the site and the design.

How long does a build take?

Our homes typically take 5 to 8 months on site. Design and permits come first, including the slope and environmental studies a hillside lot needs.
