Custom home builder in San José
In San José, most custom homes are rebuilds or renovations on established city lots, and the AyA water letter comes first.
Projects start at $350,000 USD
Building a custom home in San José today
Costa Rica’s capital sits on flat to gently rolling Central Valley ground. New homes here are mostly urban infill and redevelopment in established neighborhoods such as Rohrmoser, Sabana, Escalante and Amón, where large lots are rare.
That makes San José a city for teardown and rebuild projects and for full renovations of existing homes. In both cases, water availability and zoning for the exact address shape the design.

Land and lots in San José
The land
Lots in San José are mostly infill sites, older homes ready for teardown and rebuild, and mixed-use parcels. Large residential lots are rare, so design starts from the footprint and setbacks the zoning allows on your address.
Land use is set by the city’s Reglamentos de Desarrollo Urbano. A regulation for zones where homes and businesses mix, such as Escalante, Amón and parts of Sabana, was rejected by the council in July 2026 and is being rewritten, so we confirm the current rules for the lot before design.
If the house you own is sound, a full renovation can be the better route. We renovate homes in the Central Valley, and Casa Escazú is a complete renovation we delivered nearby.
Water in San José
AyA supplies the city through 31 subsystems in the Greater Metropolitan Area, and in February 2025 it said 71% of them face deficits at certain times of year. In 2021 it rated the center, north, south and east of the metro area red, meaning no new availability letters, and it has rejected letters in Barrio Escalante.
AyA’s Ruta del agua plan has 40 projects, starting with 13 in 2025 and 2026, so the picture is changing. We check availability for the specific address before you buy a lot or commit to a rebuild.
Permit checklist for San José
Not sure a lot will get a permit and a water letter? Our land consulting checks it before you buy, and the consulting fee (not surveys or soil studies) is credited to your build if you go ahead with us.
- Building permit from the Municipalidad de San José
- AyA water availability letter for the exact address
- Land-use confirmation under the Reglamentos de Desarrollo Urbano
- Current rules for mixed residential and commercial zones, which are being rewritten
- Plans approved through the CFIA before the municipal permit
- Condominium approvals where the home is inside a condominium

A push to repopulate the center

“We have had a great experience with Decentra. Their follow up skills are impeccable and they are a one stop shop for all phases of your build.”
“I engaged with Sean and the owner Sergio to obtain building costs for a residential project in the mountains of the Central Valley. I found them to be very welcoming, informative and accommodating.”
Questions about building in San José
Can I get a water availability letter in San José?
It depends on the AyA subsystem that serves the address. Some central and eastern sectors have had letters denied, including Barrio Escalante, while AyA is rolling out new projects from 2025. We check the specific address before you buy.
Should I rebuild or renovate my house in San José?
It depends on the structure, the zoning for the lot and the water connection. If the existing home is sound, a full renovation works with what is already there; if not, a teardown and rebuild gives you a new layout. We assess both before you decide.
How much does it cost to build a custom home in San José?
It depends on the lot, the slope, the construction system and the finishes. Our projects start at $350,000, and we price each home once we have seen the site and the design.
How long does a build take?
Our homes typically take 5 to 8 months on site. Design and permits come first, and in San José the water letter and zoning check start that process.
