Building a custom home in Dominical today
Dominical is a surf town where the Barú River meets the Pacific, backed by the steep Fila Costeña. Local guides note there are no beachfront hotels: most properties sit up in the hills, reached by side roads.
Dominical itself is in Osa canton, while Hatillo and Matapalo, north of the river, are in Quepos canton. We confirm the canton from the plano catastrado and plan slope engineering from the first site visit.
- Municipality
- Municipalidad de Osa; lots north of the Barú River fall under Quepos
- Nearest airport
- Quepos (XQP), about 45 km north
- From San José
- About 162 km, roughly 4 hours, fastest via the Costanera (Route 34)
- Typical lots
- Steep hillside ocean-view lots; limited flat lots near the river and village
- Water
- ASADA or AyA letter; Fila Costeña springs
- Zoning plan
- No cantonal plan regulador in Osa
Getting to Dominical
About 4 hours / ~162 km by car from San José. Route 34 (Costanera Sur) down the coast from Quepos is faster than the winding inland Route 243 from San Isidro de El General.
We build here from our showroom in Altos de Flamingo, with our crews on site for the length of your project. You can visit any time by appointment.
Steep lots in the Dominical hills
The land
Most custom-home sites are steep ocean-view lots in the hills above town, with a limited number of flat lots near the river and village. Some sit in gated communities such as Costa Verde Estates, which charge an annual association fee and have their own rules. Short rain showers are common year-round, so drainage and slope stability need attention on every hill lot.
Expect a geotechnical (soil) study, slope-stability engineering on steep grades, retaining walls and drainage. Osa's hillside permits are under scrutiny: in 2025 a community group asked the Contraloría to investigate them, citing a Universidad Nacional study that found 56% of 2002 to 2006 permits in the zone were granted on steep slopes or primary forest.
The coast is maritime zone (ZMT): a 50 m public strip, then 150 m held only by concession. North of the Barú, a 2013 ICT draft plan covers Matapalo and Barú, so we check whether it is in force for lots on that side.
Water in Dominical
Dozens of springs in the Fila Costeña supply communities including Dominical, Uvita and Ojochal. Supply is generally through an ASADA or AyA, and the building permit needs an availability letter from one of them.
Through our land and construction consulting, we confirm which supplier serves the lot and get a current letter before you buy. We also design for storage and rain capture to cover the December to April dry season.
Permit checklist for Dominical
Not sure a lot will get a permit and a water letter? Our land consulting checks it before you buy, and the consulting fee (not surveys or soil studies) is credited to your build if you go ahead with us.
- Building permit from Osa, or Quepos north of the Barú River, confirmed from the plano catastrado
- HOA rules and fees in gated communities
- Geotechnical study and slope-stability engineering for hillside lots
- Water availability letter from the ASADA or AyA serving the lot
- ZMT status for any lot near the beach
- Status of the Matapalo and Barú plan for lots north of the river

“We have had a great experience with Decentra. Their follow up skills are impeccable and they are a one stop shop for all phases of your build.”
“I engaged with Sean and the owner Sergio to obtain building costs for a residential project in the mountains of the Central Valley. I found them to be very welcoming, informative and accommodating.”
Questions about building in Dominical
Which municipality issues my permit in Dominical?
It depends on which side of the Barú River the lot is on. Dominical town is in Osa canton, in the Bahía Ballena district. Hatillo and Matapalo, north of the river, are in Quepos canton. The plano catastrado tells you which one applies.
Are steep lots in the Dominical hills buildable?
Often yes, with proper engineering. Expect a geotechnical study, slope-stability analysis on steep grades, retaining walls and drainage. Osa is under scrutiny over hillside permits, so a complete technical file matters.
How much does it cost to build a custom home in Dominical?
It depends on the lot, the slope, the construction system and the finishes. Our projects start at $350,000, and we price each home once we have seen the site and the design.
How long does a build take?
Our homes typically take 5 to 8 months on site. Design and permits come first, including the soil study and slope engineering on hillside lots.
