What a luxury custom home costs in Costa Rica
Construction with a luxury finish runs about $2,000 to $3,000+ per square meter, before land. A classic finish runs about $1,500 to $2,000.
On top of construction, budget about 5.5% to 6% for design and plans under the CFIA fee schedule, plus the permit, insurance, site work and a 10 to 15% contingency. Projects start at $350,000.

A turnkey contract should leave you nothing to source later. Ours is priced from the plans and covers each of these, written into the contract.

Can I build in Costa Rica while living abroad?
Yes. Most of our clients do. You approve the design remotely, get regular photo and video updates, and visit when you choose.
How long does it take to build a custom home?
Allow a few months for design and permits. Most of our homes are completed in 5 to 8 months on site; very large homes take longer.
What is the minimum project size?
Our projects start at $350,000.
Can foreigners own a home in Costa Rica?
Yes. Foreigners can own titled property with the same rights as citizens. Land in the maritime zone is different and is held by concession, so we check a lot’s status before you buy.
Which construction system will you use?
The one that suits your lot, budget and timeline: concrete block, poured concrete, steel frame or a hybrid. We price the options side by side.
How much does a luxury custom home cost to build in Costa Rica?

Yes. Financing is available through a third-party lending partner for qualified clients. Ask us and we will put you in touch.
Can I see a home you have built before I sign?
Yes. Our showroom, a finished multi-unit building in Altos de Flamingo, is open by appointment. We can also walk you through other projects on video.
What should a construction contract in Costa Rica include?
The full scope and finishes, a payment schedule tied to milestones, how changes are priced and approved, and the handover documents and warranties. Have a lawyer review it before you sign.
