Soil study drilling on a hillside lot, one of the first steps before design

Custom home builder in San Ramón

San Ramón has no plan regulador in force, and AyA only reported its new aqueduct finished in June 2026, so every lot here starts with a land-use and water check.

Minimum construction budget $350,000 USD, before land

Building a custom home in San Ramón today

San Ramón sits on the western edge of the Central Valley, in a canton of 1,018 km² that reaches north through the Cordillera de Tilarán and looks east over the valley. The city sits at about 1,057 m in the Montes del Aguacate Biological Corridor and is known as the Tierra de Poetas.

It is a university town with a University of Costa Rica campus and a strongly Costa Rican character. Its altitude keeps it cooler than Atenas, which shapes how we orient and design each home.

Land and lots in San Ramón

  • The land

View lots around the city include Magallanes, just outside downtown, which is popular with expat retirees for its views of the Gulf of Nicoya, and the hills of Piedades Sur. Magallanes is exposed to strong winds for much of the year and occasional fog.

That makes orientation, glazing and covered outdoor space part of the design from the first sketch. We review wind and slope on site before we draw.

San Ramón is on INVU’s list of cantons without a plan regulador, with data as of May 2026. We confirm with the Municipalidad de San Ramón what land use applies to the lot before you buy.

  • Water in San Ramón

San Ramón is served by AyA, which has been building a new aqueduct for San Ramón alongside work for neighboring Palmares. In June 2026 AyA said construction in San Ramón was finished and ready for provisional delivery, with final checks under way.

With a new system coming into service, availability is still confirmed address by address. We get the AyA availability letter for the specific lot before you commit.

Permit checklist for San Ramón

Not sure a lot will get a permit and a water letter? Our land consulting checks it before you buy, and the consulting fee (not surveys or soil studies) is credited to your build if you go ahead with us.

  • Building permit from the Municipalidad de San Ramón
  • Land-use confirmation from the municipality, as no plan regulador is in force
  • AyA water availability letter for the address
  • Plans approved through the CFIA before the municipal permit
  • Wind, fog and slope review on high, exposed lots
  • Condominium or HOA design rules inside gated communities

Why build in San Ramón

  • A cool mountain climate

Temperatures usually range from 13°C to 27°C, with a dry season from November to May, and many homes need neither heating nor air conditioning.

  • A real Costa Rican town

San Ramón has a University of Costa Rica campus and a strong local culture, with a smaller expat community than Atenas or Grecia.

  • Between the valley, the Pacific and Arenal

The Pan-American Highway runs along the south edge of the city, a road north leads toward Arenal, and the airport is about 45 minutes away.

The road north from San Ramón leads toward Arenal, where we also build around La Fortuna. Our land consulting helps you compare sites before you buy. Custom homes in La Fortuna Land and construction consulting Permits and water letters

San Ramón is on AyA, and in June 2026 AyA reported its new San Ramón aqueduct finished and ready for provisional delivery. We confirm the availability letter for your specific lot before you buy.

It is cooler than Atenas. Temperatures usually range from 13°C to 27°C, and exposed sites such as Magallanes can be windy and foggy, so we orient the house and outdoor spaces for the site.
