3D model of a raised tropical home on piers, designed for heavy rain

Custom home builder in Limón

Limón had Costa Rica’s strongest recorded earthquake in 1991, so seismic design comes first on every home we build here.

Building a custom home in Limón today

Limón is the Caribbean’s main city, a low-lying port where the APM Terminals Moín container terminal has operated since 2018 to 2019. Route 32 from San José opened to four lanes along a 104 km section in December 2025, though works are still pending.

In July 2026 the government announced ZMT concessions to attract hotels, signed the law authorizing a Limón marina, and asked Limón’s mayors to speed up regulatory plans. For a custom home, the practical questions are seismic design, water reliability and your lot’s zoning.

Getting to Limón

Route 32 from San José was opened to four lanes along a 104 km section in December 2025. Works are still pending: 257 unfinished items according to Lanamme (August 2026), the last 3 km into Limón center are not widened, and one Siquirres stretch is two lanes after a slide.

Land and seismic design in Limón

  • The land

The city sits low on the Caribbean coast, and the canton reaches inland to the Talamanca mountains. Coral and sand bluffs on the waterfront were exposed when the 1991 earthquake lifted the coast.

The April 22, 1991 Limón earthquake (Mw 7.7) is the strongest recorded in Costa Rica, and it collapsed hotels in the city. We engineer every home here to the CFIA seismic code, in steel frame, reinforced concrete or a hybrid system.

The coast is maritime zone (ZMT), and new concessions there are part of the government’s 2026 plans. Any coastal lot needs a ZMT check before you buy.

  • Water in Limón

AyA supplies the city from the Río Bananito intake, which feeds the Colina and Pueblo Nuevo tanks. Rains from tropical wave No. 3 caused four straight days of outages in May 2026, with about 20,000 people affected on May 22.

In 2023, Bananito communities complained of high iron and manganese in ASADA well water, so test the supply on rural lots. Many homes add storage tanks, and we size storage and rain capture into the design from the start.

Permit checklist for Limón

Not sure a lot will get a permit and a water letter? Our land consulting checks it before you buy, and the consulting fee (not surveys or soil studies) is credited to your build if you go ahead with us.

  • Building permit from the Municipalidad de Limón
  • Structural design to the CFIA seismic code
  • ZMT check for any coastal lot
  • Current zoning for the lot, since new regulatory plans are being financed
  • Water source confirmed, with storage sized for outages
  • Water quality test for rural well supply

Why build in Limón

  • The Caribbean’s main city

Limón has the APM Moín container terminal, backed by a 30-year concession, and a newly widened Route 32.

  • Public investment

In 2026 the government signed the law authorizing a Limón marina and announced ZMT concessions to attract hotels.

  • A stated growth goal

The government’s push aims to help Limón grow the way Guanacaste did, with new regulatory plans it is financing.

Questions about building in Limón

Is Limón a high earthquake-risk area for a new home?

Limón had Costa Rica’s strongest recorded quake, Mw 7.7 in 1991, which raised the coast 1.85 m. Engineered steel-frame or reinforced-concrete design under the CFIA seismic code is essential, and we design every home here to it.

How reliable is water in Limón?

The city is on AyA, but heavy rain can disrupt the Río Bananito intake: there were four days of outages in May 2026. Many homes add storage tanks, and we plan for them from the start.

Is Route 32 finished?

Route 32 opened to four lanes along a 104 km section in December 2025, but works are still pending. Lanamme counted 257 unfinished items in August 2026, and the last 3 km into Limón center are not yet widened.

What does a custom home in Limón cost?

It depends on the lot, the structural system and the finishes, and seismic engineering is part of every budget here. Our projects start at $350,000, and we price each home after we have seen the site and the design.
