Building a custom home in Playas del Coco today

Coco is one of Guanacaste's oldest beach communities, set on low ground around a bay with hills on three sides. Most ocean-view lots and gated communities sit on those hills above Coco, Ocotal and Playa Hermosa, with flatter lots inland toward Sardinal.

The town's water supply was upgraded when AyA delivered the second stage of the Sardinal, El Coco and Ocotal aqueduct in 2019. New wells are still restricted and new permits were limited again in 2024, so the water letter still comes first.

Getting to Playas del Coco

About 20 miles from Liberia city; neighbouring Playa Hermosa is listed at 25 minutes from LIR. It is one of the closest beach towns to the airport (costaricavibes gives 20 to 40 minutes for Hermosa, Coco and Papagayo).

We build here from our showroom in Altos de Flamingo, with our crews on site for the length of your project. You can visit any time by appointment.

Land and lots in Playas del Coco

  • The land

The town sits between sea level and about 25 m, with an estuary and forest around it. View lots are on the surrounding hills, in gated communities such as Coco Bay Estates and Monte Seco and in Sardinal-area communities, where HOA design rules also apply.

The 200 m maritime zone (ZMT) applies on Coco, Ocotal and Hermosa beaches, so beachfront land follows different rules from titled land behind it. We confirm a lot's position and the current zoning with the Municipalidad de Carrillo before you make an offer.

Coco faces the Gulf of Papagayo, where strong dry-season winds blow from November to March. On exposed hillside lots we design structure, roofs and windows for those wind loads from the first sketch.

  • Water in Playas del Coco

AyA serves the area through the Sardinal, El Coco and Ocotal aqueduct, scaled to 70 L/s with a 2,500 m³ tank. Its second stage was delivered on March 1, 2019 to serve about 34,000 people on a 25-year design horizon. SENARA restricts drilling in the Coco-Ocotal, Playa Panamá and Sardinal aquifers, and Sardinal was again on the 2024 list of districts without capacity for new permits.

Through our land and construction consulting, we confirm the water letter in writing before you buy. The consulting fee is credited to your build if you go ahead; surveys and soil studies are paid separately and are not credited. We also plan storage for the December to April dry season.

Permit checklist for Playas del Coco

Not sure a lot will get a permit and a water letter? Our land consulting checks it before you buy, and the consulting fee (not surveys or soil studies) is credited to your build if you go ahead with us.

  • Building permit from the Municipalidad de Carrillo
  • Water availability letter before purchase
  • SENARA drilling rules for the Coco-Ocotal, Playa Panamá and Sardinal aquifers, if a well is proposed
  • ZMT status for any lot near Coco, Ocotal or Hermosa beach
  • HOA design rules inside gated communities
  • Structural design for Papagayo wind loads on exposed lots

Why build in Playas del Coco

  • An established town

Coco is a long-standing tourism and business hub with services already in place, minutes from Liberia airport.

  • Upgraded water supply

The AyA aqueduct delivered in 2019 was designed to cover 25 years of growth in the Sardinal district.

  • Three bays to choose from

Hillside lots look over Coco, Ocotal and Playa Hermosa, so you can choose the view and the setting.

Questions about building in Playas del Coco

How far is Playas del Coco from the airport?

Coco is one of the closest beach towns to Liberia (LIR). It is about 20 miles from Liberia city, and nearby Playa Hermosa is listed at about 25 minutes from the airport.

Is water a problem for new homes in Coco?

Supply improved after AyA delivered the Sardinal, El Coco and Ocotal aqueduct in 2019, but drilling new wells is restricted and the district was flagged in 2024 for limited new-permit capacity. We confirm the water letter before you buy.

How much does it cost to build a custom home in Playas del Coco?

It depends on the lot, the slope, the construction system and the finishes. Our projects start at $350,000, and we price each home once we have seen the site and the design.

How long does a build take?

Our homes typically take 5 to 8 months on site. Design and permits come first, along with the water letter, so we start that work early through our consulting.
