Building a custom home in La Fortuna today
La Fortuna is a year-round tourism hub on rolling to flat land at about 253 m, with the 1,670 m Arenal peak less than 10 km away. Lots range from volcano-view pasture and farm land to rain-forest lots near rivers and sites near Lake Arenal.
Arenal is resting but still classified as active, and water letters depend on which ASADA serves the lot. Both are part of our due diligence before you buy.

Land near Arenal Volcano
The land
Town sits at about 253 m on the east side of Arenal Volcano, with Lake Arenal to the west and the national park entrance on the west side of the peak. Being inland, La Fortuna has no maritime zone (ZMT) to work around.
The volcano erupted continuously from 1968 to 2010, and the July 1968 eruption destroyed Pueblo Nuevo and Tabacón on the west side. Today rockfalls are the main hazard, and a 2005 hazard map by Soto and Sjöbohm was made as a land-use planning tool.
Arenal Volcano National Park, created in 1991, covers 121.24 km². Sites on the western side toward the park and Tabacón need a careful check against volcanic hazard zoning.
Water in La Fortuna
Supply comes through local ASADAs, and capacity varies by system. In May 2026 AyA revoked the Sonafluca ASADA’s delegation over chlorination failures, illegal connections and repeated rationing, and the ASADA said about 540 people were waiting for availability letters.
Through our land and construction consulting, we confirm a valid availability letter for the specific lot before you buy. We can also add storage tanks and rain capture to the design as a buffer.
Permit checklist for La Fortuna
Not sure a lot will get a permit and a water letter? Our land consulting checks it before you buy, and the consulting fee (not surveys or soil studies) is credited to your build if you go ahead with us.
- Building permit from the Municipalidad de San Carlos
- Site check against the Arenal volcanic hazard map
- Extra review for sites on the western side, toward the park and Tabacón
- Valid ASADA availability letter for the lot
- Drainage and septic design for the wet season

Questions about building in La Fortuna
Is it safe to build near Arenal Volcano?
Arenal has been resting since 2010 but is still classified as active, and rockfalls are the main current hazard. The 1968 eruption hit the west side, at Pueblo Nuevo and Tabacón, while La Fortuna town lies to the east. Checking the site against hazard maps and municipal restrictions is part of due diligence.
Is water available for new homes in La Fortuna?
It depends on the ASADA. Some, like Sonafluca, have had capacity problems, and AyA took over Sonafluca’s system in 2026. We confirm a valid availability letter before purchase.
Who issues building permits in La Fortuna?
The Municipalidad de San Carlos, based in Ciudad Quesada. Sites on the western side toward the park and Tabacón also need a check against volcanic hazard zoning before design.
What does a custom home in La Fortuna cost?
It depends on the lot, the construction system and the finishes. Our projects start at $350,000, and we price each home after we have seen the site and the design.
