Building a custom home in Huacas today

Huacas is an inland crossroads town on Route 155 in the Tempate district of Santa Cruz, not the Huacas in Hojancha. The land is flatter, with gentle hills and mature forest, so lots are larger and easier to build on than in the beach towns.

Being inland does not solve water. Huacas draws on the same over-exploited Huacas-Tamarindo aquifer as Tamarindo, and Tempate district was listed in 2024 among areas whose ASADAs could not grant new water permits.

Getting to Huacas

The paved Route 21/155 route to Flamingo runs through Huacas and is the recommended night route from LIR. Matapalo Springs, nearby, is listed at about 1 hour from Liberia airport.

We build here from our showroom in Altos de Flamingo, with our crews on site for the length of your project. You can visit any time by appointment.

Land and lots in Huacas

  • The land

Lots here are larger than on the coast, often on flat or gently rolling land with mature trees. Gated communities in the Huacas and Matapalo corridor, such as Cabo Velas Estates and Matapalo Springs, offer lots with utilities and HOA rules.

Huacas is inland, so the 200 m maritime zone and the turtle-park limits near Tamarindo do not normally apply. Where a parcel has forest cover, we check whether tree removal needs an environmental review before the design is set.

Santa Cruz has no municipal regulatory plan yet and is targeting one for the first quarter of 2027. Until then, we confirm current zoning for the lot with the municipality.

  • Water in Huacas

The Huacas-Tamarindo aquifer is officially over-exploited, and SENARA banned new wells there in 2016 after salt intrusion. In 2016 AyA proposed a coastal aqueduct from the Nimboyores aquifer that named Huacas among the ASADAs it would serve, but we do not count on it until it is complete.

Through our land and construction consulting, we confirm the water letter with the ASADA in writing before you buy. The consulting fee is credited to your build if you go ahead; surveys and soil studies are paid separately and are not credited. We also design for storage and rain capture through the dry season.

Permit checklist for Huacas

Not sure a lot will get a permit and a water letter? Our land consulting checks it before you buy, and the consulting fee (not surveys or soil studies) is credited to your build if you go ahead with us.

  • Building permit from the Municipalidad de Santa Cruz
  • Water letter from the ASADA that serves the lot
  • SENARA well restrictions on the Huacas-Tamarindo aquifer
  • Environmental review if the lot has forest cover to clear
  • HOA design rules inside gated communities
  • Current zoning confirmed while the 2027 plan is pending

Why build in Huacas

  • A central base

Tamarindo, Flamingo, Playa Grande and Conchal are all within a short drive of Huacas.

  • Room to build

Larger, flatter lots with mature forest make bigger floor plans, gardens and pools simpler to fit.

  • Paved access

The paved Route 21 and 155 route from Liberia to Flamingo runs through Huacas.

Huacas sits on the paved route to Playa Flamingo, where our showroom is in Altos de Flamingo and we built Casa de Acero. Casa de Acero Cost to build a house in Costa Rica

Questions about building in Huacas

Why build in Huacas instead of on the beach?

You get bigger, flatter lots, paved access and a central location between Tamarindo, Flamingo and Playa Grande, without the maritime-zone and turtle-park limits that apply on parts of the coast.

Is water easier to get in Huacas?

Not necessarily. Huacas draws on the same over-exploited Huacas-Tamarindo aquifer, new wells have been banned since 2016, and Tempate district was flagged in 2024. We confirm the water letter with the ASADA before you buy.

How much does it cost to build a custom home in Huacas?

It depends on the lot, the slope, the construction system and the finishes. Our projects start at $350,000, and we price each home once we have seen the site and the design.

How long does a build take?

Our homes typically take 5 to 8 months on site. Design and permits come first, along with the water letter, so we start that work early through our consulting.
