How to check a property title at Costa Rica’s Registro Nacional

Look up the finca number on rnpdigital.com, buy a certificación literal, read the owner, gravámenes and anotaciones, then match the plano catastrado to the record and the land.

To check a property title in Costa Rica, you look up the finca (folio real) number on the Registro Nacional's online portal, rnpdigital.com, buy a certificación literal for that finca, and read its owner, gravámenes and anotaciones. You then match the registered plano catastrado to the record and to the land itself. The certificación costs ₡2,930 in 2026 and downloads in minutes, so there is no reason to rely on a copy a seller sends you (Registro Nacional, January 2026).

This guide is general information, not legal advice. A Costa Rican attorney should interpret the registry record before you sign or pay anything.

This is the hands-on part of due diligence: what number you need, how to search and order documents, what each section of the record means, how the cadastral match works, how Alerta Registral works and which findings mean it is time to call a lawyer. For who does what in the wider process, see our guide to property due diligence in Costa Rica.

What you need before you search the Registro Nacional

Every titled property has a finca number, also called the folio real. Ask the seller or agent for it, together with the number of the plano catastrado, before anything else. A seller who will not share the finca number before you pay a deposit is a warning sign on its own.

The registry identifies a finca by three parts, and its service guide asks for all three when you order a certification: the province, the finca number and the derecho (Registro Nacional, Guía de Servicios Inmobiliario Registral 2025).

Part What it means Example
Province One digit: 1 San José, 2 Alajuela, 3 Cartago, 4 Heredia, 5 Guanacaste, 6 Puntarenas, 7 Limón 5 for a lot in Playa Flamingo
Finca number The property's own number in that province A five or six digit number
Derecho A three digit suffix: 000 means one owner holds the whole finca; other codes mean it is held in shares (derechos) 000

Source for the numbering: Lang & Asociados via Legal 500 (2018). If the finca is held in derechos, the registry needs one certification request per derecho, so a lot with three co-owners means three certificates (Registro Nacional, 2025).

How to search a property title online, step by step

  1. Create an account on rnpdigital.com. Registration needs a name, an email address and a password. You do not have to be a resident or the owner to search.
  2. Screen the finca with a consultation. The portal offers on-screen consultations of real property, cadastral plans and companies (CostaRicaLaw.com, 2016). A screen view is useful for a first look, but it is not a certification, and the two are not necessarily interchangeable when an office or a lender asks for proof (CRIE, September 2026).
  3. Buy the certificación literal. Under Consultas y Certificaciones, choose Registro Inmobiliario, then Certificación Literal de Bienes Inmuebles. Pay by card, go to Mi Inventario, choose Emitir and enter the province, finca number and derecho. The PDF is issued immediately and no professional is needed (Registro Nacional, 2025).
  4. Keep the original PDF and its verification number. That number is what lets a lawyer, bank or municipality confirm the document is genuine (CRIE, September 2026).
  5. Repeat close to closing. A certificate shows the record on the day it was issued. Order a fresh one before you sign the deed, because new documents can enter the registry at any time.

Prefer paper? Since July 2025, Banco de Costa Rica commercial offices issue Registro Nacional certifications over the counter, for the registry fee plus a bank charge of $6 plus VAT (El Financiero, July 2025). The registry's contact center is on 2202-0777 and 2202-0888.

What the certificación literal shows

The registry describes the certificación literal as certifying "the characteristics, owner, gravámenes and anotaciones of a finca" (Registro Nacional, 2025). Read it in four blocks:

  • Characteristics. Province, canton and district, the nature of the land, its area in square meters, the boundaries and the plano catastrado number.
  • Owner. The registered owner's name and ID, or the company name and corporate ID. Check that this matches the person or company signing your contract. If a company owns the lot, its legal standing and its signatory's authority need their own check.
  • Gravámenes. Rights and charges registered against the property.
  • Anotaciones. Documents filed but not yet registered, and some court matters.

Gravámenes: what is registered against the property

Gravámenes include mortgages (with term, amount, creditor and debtor), easements in favour of or against the property, such as a road or water right of way, and conditions or limitations, often from the original titling, that can restrict sale or use for a set period. Each has a reference number that leads to the source document (Lang & Asociados via Legal 500, 2018). Because they are registered against the finca, not against the seller, buyer guides commonly treat any lien the seller has not agreed to cancel at closing as a reason to renegotiate or walk away, and you need to know about every one before you agree a price.

Anotaciones: documents waiting at the registry

An anotación shows that a document has been presented and is pending, or that certain court proceedings affect the finca. While an anotación is pending, a later document filed on the same finca will not be registered until the earlier one is registered or removed (Lang & Asociados via Legal 500, 2018). In practice that means your deed can be stuck behind someone else's filing. An unexplained anotación should stop the process until your lawyer has read the underlying document.

Checking the plano catastrado and the cadastral match

The registry and the cadastre do different jobs. In the words of a former registry director quoted by the Registro Nacional, the Registro guarantees ownership of the property and the Catastro its existence (Registro Nacional, Revista Materia Registral, April 2024). The plano catastrado is the registered survey plan, drawn by a licensed surveyor, that fixes location, area and boundaries.

Three checks matter:

  1. Record to plan. The plano number, area and boundaries on the certificación literal should match the plano catastrado. Copies of digitised plans cost ₡2,930 in 2026 (Registro Nacional, January 2026). Map data does not always match the folio real, and a mismatch has to be assessed and, where needed, corrected (Lang & Asociados via Legal 500, 2018).
  2. Plan to map. In declared cadastral zones (zonas catastradas), the registry sells a certificado catastral that shows the finca as a plan and an aerial photo together with its registry data. It costs ₡8,500 in 2026 and is only available where the zone has been declared (Registro Nacional, 2025 and January 2026). If the parcel is not yet updated on the map, an update request takes about 10 business days (Registro Nacional, 2025).
  3. Plan to ground. A licensed surveyor walks the lot and compares markers, fences and structures with the plan. Do not skip it: the plan on file and the fences on the ground do not always agree, especially on older rural lots. Our topographic survey page explains how a survey for design differs from a boundary check. If you find people, fences or structures on the lot that the record does not explain, read our guide to squatters in Costa Rica before you go further.

If a new or corrected plan has to be registered, allow time; registry delays for cadastral procedures are covered in our due diligence guide.

Going deeper: registry studies for history and restrictions

The certificación literal shows the present. For the past, the registry offers certificaciones de estudio registral, prepared by registry staff from older books and files. Requests are made in writing (by email is accepted), and certificates are delivered five business days after the request is received, with longer times for requests filed at regional offices (Registro Nacional, Guía de Servicios 2025). An older registry list calls them 8-day certifications, so ask for the current time when you file. They cost ₡8,500 each in 2026 (Registro Nacional, January 2026).

Study What it shows When to order it
Historial Every owner and movement of the finca, including segregations, from registration to today Always, for the ownership chain
Antecedentes de dominio The finca's background back to its origin, including the fincas it came from Older or rural land, or a recent segregation
Servidumbres A registered easement, such as a right of way, with its filing reference When access crosses other land
Reservas y restricciones Charges with conditions, reservations, restrictions or time limits Land that came from a state land program or carries a sale restriction
Información posesoria Whether a person has titled property under the possessory information law Land that was titled from possession rather than bought
Catastro Whether the finca or plan is registered, whether the plan is cancelled and whether the finca is in a cadastral zone Any doubt about the plan

Lawyers commonly review at least 10 years of ownership history (AG Legal, July 2026). The Historial study is how that review is documented.

Alerta Registral: what it does and what it costs

Alerta Registral is the Registro Nacional's monitoring service. It emails you when a document for the monitored finca enters the registry's daily log (the Diario), and it is paid, not free: $15 per year for each property or asset monitored (Delfino, October 2026; El Observador, July 2024; GM Attorneys via Howler, 2024). We could not open the registry's own Alerta Registral page to confirm the 2026 price, so check it at checkout.

For a title search, the point to remember is that it warns; it does not block. An alert lets you act before a document is registered, but only if you see the email, so use an address you check (Delfino, October 2026).

How to sign up, what the registry can do after a fraud and how to report one are set out in our guide to real estate scams in Costa Rica.

Red flags in a Costa Rica title search

  • The seller's name or ID does not match the registered owner, and a power of attorney is offered instead.
  • An anotación nobody can explain, or a court annotation.
  • A mortgage or embargo the listing did not mention.
  • The area or plano number on the record differs from the plan, or the plan does not match the fences.
  • No registered plan at all. Lang & Asociados note that transfers cannot be made today without a registered map, so a new survey has to be recorded first (Legal 500, 2018).
  • Access depends on an easement that does not appear in the record.
  • Restrictions or reservations on a lot sold as ready to build.
  • The property is held in derechos and not every co-owner is selling.
  • The lot is within 200 meters of the high tide line and the seller cannot show whether it is titled or a concession.
  • Several transfers in a short time, especially to companies, shortly before the sale.

When you need a lawyer

You can pull and read a certificación literal yourself, and you should. You need a Costa Rican attorney who acts only for you as soon as the record shows any gravamen other than a mortgage the seller will cancel at closing, any anotación, a company owner, a power of attorney, derechos, an old book and page record that has not been fully digitised, or a mismatch with the plan. Older properties can still have parts of their history only in paper records that must be searched at the registry (Lang & Asociados via Legal 500, 2018).

Ask your attorney for a written title report that lists each gravamen and anotación with its reference, the ownership history reviewed, the company and power of attorney checks, and what must happen before closing. The broader list of checks on a lot, from water to access, is in our guide to buying land in Costa Rica to build.

How Decentra helps with a lot you are considering

A clean title tells you who owns a lot, not what you can build on it. That second question starts with the municipality's land-use certificate (uso de suelo), and it is where we come in. Decentra Homes is a design-build custom home builder in Costa Rica, founded in 2020 and CFIA-licensed under SANYC Ingeniería (CFIA registration CC-10880). Your attorney reads the registry; we read the plan, the slope, the access and the land use against the house you want. Our land and construction consulting is with a CFIA-licensed engineer and architect with 15 years of experience, at $200 per hour. Minimum construction budget $350,000 USD, before land (new builds).

Once you have the certificación literal and the plano, send them to us on WhatsApp at +506 8733-2930, or visit our showroom in Altos de Flamingo, Playa Flamingo, by appointment.

Questions people ask

How do I do a property title search in Costa Rica?

Create an account on rnpdigital.com, look up the finca number, and buy a certificación literal, which shows the owner, characteristics, gravámenes and anotaciones. Then compare it with the plano catastrado and have a lawyer review anything you do not understand.

How much does a certificación literal cost in Costa Rica?

The Registro Nacional lists literal certifications at ₡2,930 for 2026, issued immediately online. Banco de Costa Rica offices can also print them for the fee plus a $6 bank charge plus VAT.

What is a finca number in Costa Rica?

It is the property's number in the Registro Nacional, made up of a province digit, the finca number and a three digit derecho code, where 000 means one owner holds the whole property.

What is the difference between a gravamen and an anotación?

A gravamen is a registered charge or right, such as a mortgage, easement or restriction. An anotación is a document presented but not yet registered, or a court matter, and it can block later documents on the same finca.

Can I check a property in Costa Rica without being the owner?

Yes. Anyone with an account on rnpdigital.com can consult a finca and buy certifications, and Alerta Registral only needs the registry number, not proof of ownership.

Is Alerta Registral free?

No. Sources put it at $15 per year for each property or asset monitored (confirm the price at checkout), and it emails you when a document affecting the property enters the registry's daily log.

Does a clean title mean I can build on the lot?

No. The title says who owns the lot and what is registered against it. Whether you can build depends on the land-use certificate, water availability, access, setbacks and the survey.

How far back should a title search go?

Lawyers commonly review at least 10 years of ownership history, and the registry's Historial study lists every owner and movement of the finca since registration.
