Custom home builder on Costa Rica's Caribbean coast

Decentra Homes builds custom homes on Costa Rica's Caribbean coast, in the Puerto Viejo beach corridor and around the city of Limón. The coast has no long dry season, sits in an active seismic zone, and much of the beachfront is maritime-zone concession or refuge land, so we check the title, the water supply, flood and seismic risk before you buy. Construction starts at a $350,000 minimum budget, before land.

Building on the Caribbean coast today

The Caribbean coast has two building markets. In Talamanca, beach villages run south from Puerto Viejo through Cocles, Playa Chiquita and Punta Uva to Manzanillo, between Cahuita National Park and the Gandoca-Manzanillo refuge. Further north, Limón is the port city and provincial capital, with urban lots, coastal land toward Moín and farm land inland.

The coast runs on its own calendar. Late July to October is often the best weather, with August especially dry, while mid-December to July is wetter, and humidity stays high all year.

Title and zoning take more checking here than on the Pacific. Refuge boundaries, indigenous territory and court rulings all affect what can be built on the Talamanca coast.

Land and lots on the Caribbean coast

Around Puerto Viejo, you will find flat jungle lots inland from the beach road, some hillside lots behind Cocles and Playa Chiquita, and concession land on the coast. Some titles overlap the Kéköldi indigenous territory or former refuge land. A 2021 Registry annotation froze titles in Kéköldi, and a bill filed in April 2026 would remove 2,471 ha from the territory, so status can change.

The Gandoca-Manzanillo refuge, created in 1986 and a Ramsar site since 1995, is the other limit. A 2014 law removed coastal land including Punta Cocles, Playa Chiquita and Punta Uva, but the Sala IV partly struck it down in 2019, and in March 2025 it suspended Talamanca permits and concessions on 20.1 ha of forest in the refuge's maritime zone.

In Limón, lots are urban and suburban, with coastal lots north toward Moín and rural land inland in Valle La Estrella. Our land consulting reviews title, zoning and refuge boundaries before you buy.

Water letters and permits by municipality

Talamanca (Puerto Viejo). AyA's Hone Creek to Puerto Viejo system had a 2021 deficit, with demand of 100.69 L/s against 79 L/s of supply, and AyA has said it issues no new availability letters there, serving only natural growth. The rivers that feed it rise in the Kéköldi territory. Permits come from the Municipalidad de Talamanca under the Caribe Sur coastal plan, and in September 2025 the Sala IV ordered Talamanca to consult the Afro-descendant population on that plan.

Limón. AyA supplies the city from the Río Bananito intake. In May 2026, rains caused four straight days of outages, affecting about 20,000 people on May 22, and in 2023 some ASADA wells in Bananito had high iron and manganese. Permits come from the Municipalidad de Limón; in July 2026 the government said it is financing new regulatory plans for Limón's cantons.

We confirm water in writing, then design storage and rain capture so the house copes with outages. Our permits and water letters team prepares the file.

Climate and construction considerations

Three things drive design on this coast: rain, humidity and earthquakes. The April 1991 Limón earthquake, magnitude 7.7, is the strongest recorded in Costa Rica. It raised the waterfront 1.85 m and collapsed hotels in the city. Every home we build is engineered to the Costa Rican seismic code.

For the climate, we raise floors on low ground, design for cross-ventilation, specify materials and finishes that resist mold, and size gutters, drains and septic systems for year-round rain.

We build in concrete, hybrid and steel. Reinforced concrete is our default for foundations and for most homes. A hybrid can pair a concrete base with a lighter, ventilated upper floor. Our prefabricated galvanized steel frames do not rot, termites do not eat them, and the coating protects against rust in salt air. See our construction systems.

What a Caribbean home costs

These are our own construction figures for the Caribbean coast, before land:

  • Basic finish: about $700 per m²
  • Mid-range: about $1,000 per m²
  • Upper mid-range: $1,000 to $1,200 per m²
  • Luxury: $1,500 to $1,800 per m²
  • Ultra luxury: $1,800+ per m²

A pool runs about $2,500 per m² of pool, all-in: excavation and grade work, the shell, the finish and the filtration system. LED lighting and other custom features add to that depending on the design. Design and plans run about 5.5% to 6% of construction value under the CFIA fee schedule, and we plan a 10 to 15% contingency.

Raised floors on low ground and water storage are part of most Caribbean budgets; we price them from the site studies.

Our minimum construction budget is $350,000 USD, before land. Our cost to build guide sets out fees and extras.

Getting there: Route 32 and airports

Puerto Viejo is about 4 to 4.5 hours from San José on Route 32 through Braulio Carrillo National Park, a winding road with occasional landslide closures. SJO is the practical airport. Route 32 opened to four lanes along a 104 km section in December 2025, but works are still pending: Lanamme counted 257 unfinished items in August 2026, and the last 3 km into Limón center have not been widened (CRHoy, September 2026).

The government has promised international flights at Limón's airport, but we have not confirmed scheduled service, so plan on flying into SJO. Our San José and Central Valley pages cover the area around the airport.

Consulting before you buy in the Caribbean coast

Every consultation is with a CFIA-licensed engineer and architect with over 20 years of experience. Our construction consulting covers lot selection and pre-purchase checks, builder and budget review, owner's representative site inspections and progress reports, development feasibility, cost and cash-flow projections and design review. It is available anywhere in Costa Rica for any build size, from $300 per hour or quoted by job specifications.

For a lot you are about to buy, our land and construction consulting brings the survey, soil study, zoning, access and water letter together in a written report. If you build with us, the consulting fee is credited to your construction; topographic surveys, soil studies and other studies are paid separately and are not credited.

Our showroom is in Altos de Flamingo, Guanacaste, and we build across Costa Rica with the same team. Message us on WhatsApp at +506 8733-2930 or email info@decentrahomes.com.

Building in the Caribbean Coast region: questions

Does it really rain all year on the Caribbean coast?

There is no long dry season like on the Pacific. Late July to October is often the best weather, and mid-December to July is wetter. We design drainage, ventilation and materials for rain and humidity all year.

Can I build on the beach in Puerto Viejo?

Not in the first 50 m, which are public. Beyond that, beach land is concession land under the Caribe Sur coastal plan, and refuge rulings limit building near Manzanillo. Most homes are built on titled lots inland.

Is the Caribbean coast a high earthquake-risk area?

Yes. The 1991 Limón earthquake, magnitude 7.7, is the strongest recorded in Costa Rica. Every home we build is engineered to the Costa Rican seismic code.

How reliable is water in Puerto Viejo and Limón?

It varies. AyA has said its Puerto Viejo system has no capacity for new letters, and Limón had four days of outages in May 2026. We confirm the source in writing and design water storage and rain capture.

Is Route 32 to Limón finished?

Not fully. A 104 km section opened to four lanes in December 2025, but Lanamme counted 257 unfinished items in August 2026, and the last 3 km into Limón have not been widened.

How much does it cost to build a house in Puerto Viejo?

Construction runs about $700 per m² basic, about $1,000 mid-range, $1,000 to $1,200 upper mid-range, $1,500 to $1,800 luxury and $1,800+ ultra luxury, before land. Our minimum construction budget is $350,000 USD, before land.
