Custom home builder on the Osa Peninsula
On the Osa Peninsula, the first question is whether your lot counts as forest, because Costa Rica's Forestry Law bans land-use change on forest land and allows a home there only under a specific permit.
Minimum construction budget $350,000 USD, before land
Building a custom home on the Osa Peninsula today
Puerto Jiménez is the main town on the Golfo Dulce side of the peninsula, and since May 2024 it has been the seat of its own canton, the country's 84th, split from Golfito. Corcovado National Park, Costa Rica's largest at 424 km², lies to the west, and the Golfo Dulce Forest Reserve lies partly within the canton.
This is one of the wettest parts of the country, with 5,000 to 6,000 mm of rain a year, and many roads beyond town are unpaved with river crossings. Forest status, protected-area boundaries and logistics come before design here.

Getting to the Osa Peninsula
Puerto Jiménez has a domestic airport with SANSA flights from San José of about 45 minutes. By road the trip from San José takes about 7 hours, ending on Route 245 from Chacarita on the Interamericana.
As a Costa Rica home builder, we build here from our showroom in Altos de Flamingo, with our crews on site for the length of your project. You can visit any time by appointment.
Land, forest and protected areas on the Osa Peninsula
The land
Building sites range from titled lots and small farms near Puerto Jiménez to forested acreage toward Cabo Matapalo and Carate. Outside town, a home often needs its own road, water source and power. On the coast, the first 200 m is maritime zone (ZMT), where the 50 m public strip cannot be built on and the rest is held only by concession, which requires a coastal regulatory plan.
Article 19 of the Forestry Law bans land-use change on forest-covered land. The State Forestry Administration can still permit a home on private land with forest, but any cutting must be limited and proportional, after environmental screening. Rivers and streams carry protection strips of 15 m to 50 m and springs a 100 m radius. In August 2025 the Comptroller found that 83% of 49 SINAC forest permits it reviewed, including files from the Osa conservation area, failed technical and document controls, so we get forest status confirmed in writing early.
Through our land and construction consulting, we check title, forest cover and protected-area boundaries before you buy. The consulting fee is credited to the build if you go ahead; surveys and soil studies are paid separately and are not credited.
Water and rain on the Osa Peninsula
Some homes near Puerto Jiménez connect to a municipal water system, while remote properties rely on springs, streams or wells. Springs carry a 100 m protection radius under the Forestry Law, which affects where the house and septic system can go. We confirm the water source for the specific lot in writing before purchase.
The wet season runs from June to November, with rain most afternoons, and October and November can each bring more than a meter of rain. December to May is drier, and January to April are the sunniest months. We design for that rain with deep overhangs, generous drainage, cross ventilation and durable concrete construction, and we plan heavy deliveries for the dry months.
Permit checklist for the Osa Peninsula
Not sure a lot will get a permit and a water letter? Our land consulting checks it before you buy, and the consulting fee (not surveys or soil studies) is credited to your build if you go ahead with us.
- Building permit from the Municipalidad de Puerto Jiménez, which took over from Golfito in 2024
- Forest status of the lot confirmed before design, and any tree removal permitted under Article 19 of the Forestry Law
- Environmental screening with SETENA where the project requires it
- Boundary check against Corcovado, the Golfo Dulce Forest Reserve and the Preciosa Platanares refuge
- River, stream and spring protection strips marked on the site plan
- Title study to confirm titled land outside the 200 m maritime zone, and the water source in writing
Why build on the Osa Peninsula
Next to Corcovado
The peninsula is one of the most biodiverse places on Earth, with all four Costa Rican monkey species and Corcovado, the country's largest national park, on its doorstep.
Life on the Golfo Dulce
Puerto Jiménez is the service town for this side of the peninsula, with fuel, supplies, cash and boat transfers on the gulf.
A short flight from San José
SANSA flies from San José to Puerto Jiménez in about 45 minutes, so owners can skip the 7 hour drive.
Across the Golfo Dulce lies Pavones, and up the coast our Uvita Jungle House shows how we design and build for rainforest hillsides and heavy rain. Pavones Uvita Uvita Jungle House Land and construction consulting

Questions about building on the Osa Peninsula
Can I build a house on forested land on the Osa Peninsula?
Sometimes. The Forestry Law bans land-use change on forest land, but it allows a permit for a home on private forested land, with limited and proportional cutting after environmental screening. We confirm the forest status of the lot and what can be permitted before you buy.
Who issues building permits in Puerto Jiménez?
The Municipalidad de Puerto Jiménez. The canton was created by law in 2022 and its first council took office on May 1, 2024; before that, permits came from Golfito. Land further north on the peninsula, in the Sierpe district, falls under the Municipalidad de Osa instead.
How do you get materials and crews to the Osa Peninsula?
By Route 245 from Chacarita, about 7 hours from San José. Heavy rain closed the route with two sinkholes in November 2024, and roads past town toward Matapalo and Carate are unpaved with river crossings. We schedule major deliveries for the December to May dry season.
How much does it cost to build a custom home on the Osa Peninsula?
It depends on the lot, access, the construction system and the finishes. Our minimum construction budget is $350,000, before land, and we price each home once we have seen the site and the design.
