Building a custom home in Atenas today
Atenas is a compact, mostly mountainous canton of 127 km² in Alajuela, bounded by the Río Grande to the north and east and the Grande de Tárcoles to the south. The town sits at about 700 m, surrounded by coffee farms, with a weekly farmers market.
Elevation in the canton runs from about 300 m around Balsa and Río Grande to about 1,200 m in San Isidro, so one canton holds several climates. We design each home for its own slope, sun and view, and we build in concrete, hybrid and steel.

Getting to Atenas
Atenas is about 35 km from San José and 20 km from Juan Santamaría International Airport (SJO). It lies on the Route 27 corridor between San José and the Pacific port of Caldera.

Land and lots in Atenas
The land
Most building land in Atenas is on hillsides, from lots near town to view sites higher up toward San Isidro. Coffee farms still surround the town.
Gated developments such as Roca Verde, Vista Atenas, Lomas al Paraíso and Hacienda Atenas are popular with North American and European retirees. Inside a development, the condominium or HOA rules add to the municipal requirements.
Atenas is on INVU’s list of cantons without a plan regulador, with data as of May 2026. We confirm with the Municipalidad de Atenas what land use applies to the lot before you buy, then design to it.
Water in Atenas
AyA serves most of the central district of Atenas, and ASADAs serve the other districts. AyA’s aqueduct draws on the Prendas spring in Los Chorros park in Tacares, Grecia, and in 2019 it supplied about 66% of the canton.
Supply fell short for years as the canton grew. AyA’s Mejoras al Acueducto de Atenas project, declared of national convenience in 2017, was designed to raise the intake from about 63.5 to 119 liters per second. Availability still depends on the supplier and the address, so we get the water letter for the specific lot before you commit.
