Custom home builder in Jacó and Herradura

Jacó and Herradura are about an hour and a half from San José's international airport, which makes them a practical Pacific base for owners who fly in often.

Minimum construction budget $350,000 USD, before land

Building a custom home in Jacó and Herradura today

Jacó is a district of Garabito canton in Puntarenas province, with a black sand beach about 4 km long, Herradura Bay to the north and Playa Hermosa to the south. Herradura is home to Los Sueños Resort and Marina, whose marina was the first government-approved marina in Costa Rica.

Building here means working with Garabito's rules while its new regulatory plan is still under debate, and with city services that are still catching up. AyA's water upgrades for Jacó run to 2029, and the town has no citywide sewage treatment yet, so we plan water storage and wastewater for each lot.

Land and lots in Jacó and Herradura

  • The land

Lots range from urban parcels in Jacó, some listed with paved roads, city water and public sewer, to hillside ocean-view sites in the hills behind town. At Herradura, lots inside private communities such as Los Sueños can carry their own community rules, which we review before design.

The first 200 m from the high-tide line is maritime zone. Where there is no coastal plan, Garabito's maritime zone regulation only grants temporary use permits for buildings that already existed, and new construction gives no rights and can lead to the permit being revoked. ICT lists coastal plans in Garabito for the north sector of Bahía Herradura and Punta Conejo, so any beach parcel needs a title and plan check first.

Garabito's urban regulatory plan has been in process for years, and in June 2026 the council was still debating it, including a proposed zone of about 70 hectares for 24-hour businesses in the north of the canton. Through our land and construction consulting we confirm current zoning for your lot. The consulting fee is credited to the build if you go ahead; surveys and soil studies are paid separately and are not credited.

  • Water and sewer in Jacó

AyA supplies Jacó, and its BCIE-financed Coastal Cities Water and Sewer Program, which covers Jacó, Quepos, Manuel Antonio, Limón and Guácimo, was 25% complete after seven years in October 2026, with its end date moved to June 2029. We get the water availability letter in writing before you buy and design storage into the home.

In August 2024 the Sala IV ordered Garabito and AyA to build a sewage treatment plant and sewer network within two years. Until that exists, a home without a public sewer connection needs an engineered treatment system. Humidity runs around 80% and reaches 90% in June, so we design for ventilation and moisture-resistant finishes.

Permit checklist for Jacó and Herradura

Not sure a lot will get a permit and a water letter? Our land consulting checks it before you buy, and the consulting fee (not surveys or soil studies) is credited to your build if you go ahead with us.

  • Building permit from the Municipalidad de Garabito
  • Current zoning for the lot while the new regulatory plan is debated
  • Title study, with beach parcels checked against Garabito's maritime zone rules and coastal plans
  • Water availability letter from AyA in writing
  • Sewer connection where available, or an engineered treatment system
  • Community approval for lots inside Los Sueños or other gated developments

Why build in Jacó and Herradura

  • Close to the capital

SJO is about 1 hour 30 minutes away by Routes 27 and 34, and San José is about 100 km away.

  • A full-service marina

The marina at Los Sueños has 200 wet slips for boats of 30 to 180 feet, 166 dry slips and a fuel dock, and serves sport fishing boats and yachts.

  • Surf, wildlife and islands

Playa Hermosa is about five minutes south, Carara National Park about 35 km north with its scarlet macaws, and boats run snorkeling trips to Tortuga Island.

Further south on the Central Pacific, our Rainforest Ocean-View Villa in Manuel Antonio shows how we build on steep, humid rainforest sites. Rainforest Ocean-View Villa Custom homes in Manuel Antonio Permits and water letters

Questions about building in Jacó and Herradura

Is there a sewer system in Jacó?

Only in parts. In 2024 the Sala IV ordered Garabito and AyA to build a sewage treatment plant and sewer network within two years. Until then, many new homes need an engineered on-site treatment system, which we design into the permit set.

Can you build a custom home in Los Sueños?

Yes. Los Sueños at Herradura is a private resort community, so we review its community rules with you alongside the Garabito permit before design starts.

How much does it cost to build a custom home in Jacó?

It depends on the lot, the slope, the construction system and the finishes. Our minimum construction budget is $350,000, before land, and we price each home once we have seen the site and the design.

How long does a build take?

Our homes typically take 5 to 8 months on site. Zoning, the water letter, design and permits come first.
